Traditionally this part of the market place relates to residential and nursing homes for the elderly. In the south particularly, there is a pattern of strengthening demand and relatively restricted supply. As a result an increasing trend is to refinance and extend existing homes where possible.

A possible attractive alternative, if the plot size and planning permission allow, is to develop close care, extra care or assisted living accommodation. Not only does this create a substantial capital gain, but an ongoing income stream from service provision. Dependent upon quality of area, accommodation, scheme, size of unit, etc such units can generate capital sales of anything from £150,000 to circa £500,000 as a very general rule of thumb!
